Dwell occupancy July 1

Dwell Bay View, a new 70-unit apartment building, 2440 S. Kinnickinnic Ave., opened July 1, the move-in date for tenants.

Shaina Miller, property manager for Kendal Group, the project’s developer, said about half of the 70 apartments have been leased at this point. The 35 units leased since the process began in mid-April have put the group ahead of schedule. Miller said all the rooms should be leased in 3-4 months if the current leasing rate is maintained.

Miller also said 14 of the units qualify as “affordable” because they meet WHEDA (Wisconsin Housing and Economic Development Authority) income-criteria based on per-person occupancy. Single-person lessees qualify if they earn $29,800 or less, while two people qualify if they make $34,300 or less.

Miller said people from all over the city, and even from out of the state, have signed leases with Dwell. Their website says the building “embraces a wide range of lifestyles.”

The first floor of the building has space for three retail occupants. Snap Fitness and Community Bark, a dog wash and coffee parlor, have taken two of the spaces. Snap Fitness is already open to the public. Miller said Community Bark may be open by July 1. Miller said there are no ongoing discussions or negotiations with any businesses in regards to the remaining retail space and no timetable exists to fill it.
